When we onboard a new client, identifying erroneous charges is standard practice. The result is an immediate return on the investment clients make in partnering with National Lease Advisors. We recently had a client move to NLA from a global tenant rep firm, and following a smooth transition, we dug into the leases to ensure charges were appropriate for expense and income leases.
While savings were found in numerous leases, one income leases really caught our attention. We identified over $200,000 in expenses that had not been identified and billed to the subtenant by the previous provider. The team at NLA built the case for the missing charges (which went back three years) and presented them to the subtenant for reimbursement.
The subtenant did not dispute the charges, and at the end of the day, our client will see close to $300,000 in additional income over the sublease term due to our findings.
