National Lease Advisors reviews all operating expense reconciliations and budgets provided by landlords for our lease administration clients and consistently identify errors. In this instance, the landlord applied a 15% administrative fee to all CAM, insurance, and property taxes. This raised a red flag for our experienced team, since a 15% administrative fee for paying the insurance and property tax bill is high. NLA compared the reconciliation to the lease language which permitted the 15% administrative fee to be added to CAM charges, but not to insurance and real estate tax. NLA reached out to landlord with our findings and calculation of the proper reconciliation amount. The landlord agreed with the calculation resulting in a $15,000 savings for our client.
